Mortgage despite Schufa: possible even with a Schufa entry

A negative Schufa entry or a low score leads to an automatic rejection at many banks. That doesn't mean your dream of owning a home is over. I review your case personally and look specifically for banks that consider your whole situation.

Why banks decline because of Schufa entries

Most banks decide on mortgages with automated scoring. An open or settled negative entry, many credit enquiries or a low score can get your application sorted out before a person has even looked at it.

Yet every bank assesses differently. Some look more closely: How high is your income? How stable is your job? Has the entry been settled and how old is it? That's exactly where I start.

Typical cases I can help with

  • Settled or older negative entry with Schufa
  • Low Schufa score without a specific negative entry
  • Rejection by your own bank despite a good income
  • Little equity or high purchase costs
  • Probation, fixed-term contract or self-employment

How I approach a mortgage despite Schufa

  1. Understand the cause

We look at your Schufa report together and clarify which entry or factor is the problem.

  2. Prepare a strong application

I prepare your financing request so your strengths are visible: income, equity and the property itself.

  3. Approach the right banks

Instead of sending random enquiries, I choose banks whose criteria fit your case. Using condition enquiries that don't affect your score.

  4. An honest assessment

You'll learn clearly what is possible and what isn't. No empty promises and no upfront fees.

What you can do yourself

  • Request your free Schufa data copy under Art. 15 GDPR and check it for errors.
  • Have incorrect or outdated entries corrected or deleted.
  • Avoid sending many separate credit enquiries to different banks.
  • Have payslips, bank statements and property documents ready.

Questions about mortgages despite Schufa

Is a mortgage possible with a negative Schufa entry?

Yes, it can be. What matters is the type and age of the entry, your income, your equity and the property. Some banks assess these factors individually rather than only by score. Nobody can guarantee an approval, but I'll tell you honestly what your chances are.

Will the review hurt my Schufa score?

No. I start with condition enquiries, which don't affect your score. A loan application is only submitted once you've chosen an offer.

What's the difference between the Schufa score and a negative entry?

The score is a probability calculation based on all stored data. A negative entry is a specific record, for example an unpaid claim. Both can lead to a rejection, but banks weigh them differently.

Are there mortgages without any Schufa check?

Reputable mortgages in Germany practically always involve a credit check. Be careful with offers that promise financing without any check or ask for upfront fees. My approach is different: I look for banks that assess your situation fairly.

What does the review cost?

Nothing. The review and the first consultation are free and without obligation. Advice takes place online across Germany, in person if needed.
